From Shell to Clinic: Delivering Patient-Centered Pediatric Care at Speed

ECBuild partnered with EwingCole and Cook Children’s Health Care System to deliver the Anna Primary Care Clinic, a 4,200 SF design-build fit out that brings high quality pediatric care to one of North Texas’ fastest growing communities. The project transformed an existing single-story shell into a fully operational primary care clinic in just four months.

The team repurposed the space to support Cook Children’s clinical workflows and long-term growth. The layout includes multiple exam rooms, staff work areas, and dedicated support spaces that streamline patient flow while improving the day-to-day experience for caregivers, staff, and families. Every decision balanced efficiency, flexibility, and patient centered care.

ECBuild led construction under a fully integrated design-build delivery model, coordinating closely with EwingCole to align design intent with constructability, schedule, and budget. Additionally, the renovation work occurred in an active facility without disrupting operations. The team maintained a fast-track schedule while meeting healthcare quality and performance standards throughout the build. The project was completed 10% under budget.

The completed clinic gives Cook Children’s a modern, efficient facility that meets the needs of the Anna community today and supports continued growth in the future.
